Trust Transfers Outnumber Priced Sales in Oak Bluffs Deed Filings

Dukes County recorded eight Oak Bluffs property transfers between Aug. 7 and Sept. 5, but only three disclosed a sale price, ranging from $640,000 to $1,470,000 with a median of $780,000. The month's top sale was 25 Pennacook Ave. at $1,470,000. Five of the eight deeds were trust, nominee-trust or estate-related transfers among family members with no price listed, including properties on Nashawena Park, Pierce Avenue, Plymouth Avenue and Paddock Road. With most recorded activity tied to family transfers rather than open-market sales, the data offers limited basis for judging overall market conditions this period.
